Discussion: The latest data available for the North Shore is from the 2000 U.S. Census. Over the past five years, property values on the North Shore of Oahu have sky-rocketed, taking the region from one of the most affordable communities in the state, to one of the least. On the island of Oahu, the North Shore now boasts the second-highest, single-family, owner-occupied, median home value of $900,000 - up from $274,450 in 2000 (Honolulu Board of Realtors), second only to Diamond Head, near Waikiki.
In addition, a dramatic increase in popularity of the area as a major tourist destination has seen an increase in the permanent population, with current estimates of 18,380, up from the U.S. census data of 15,607 in 2000. Some have it even higher, at around 20,000. Visitor studies also indicate that the North Shore's permanent residents share their area with an estimated average of 6,731 visitors on any given day. Surveys done by DBEDT in 2003 and 2005 show that 51% of all visitors to Oahu visit the North Shore or 2,423,446 visitors per year, which increases the population by 43%.
